Separate reusable assets from inherited constraints
Record clear heights, columns, floor conditions and equipment access routes. Compare them with the new process rather than with the previous tenant layout. A room that fitted the former operation may leave no practical maintenance space for new equipment.
Review existing air systems and utilities with the responsible engineers. Determine whether they can serve the proposed loads and environmental requirements, and identify modifications before finalizing the enclosure.
Plan how abandoned openings and services will be dealt with. Unused penetrations and inaccessible spaces can become maintenance problems. A repurposing brief should show both the retained elements and the changes required to create a coherent new working environment.
Configuration decisions
| Decision | What to define |
|---|---|
| Building survey | Measure usable space and identify fixed obstructions. |
| Retained services | Verify suitability instead of assuming existing capacity is available. |
| Redundant elements | Resolve old openings, routes and inaccessible voids. |
| New workflow | Check that people and materials can move through the repurposed space. |
Can existing HVAC simply be connected to the new room?
Only after its capacity, controls and air paths have been assessed against the new requirements. Previous use of the space is not evidence of suitability for the new process.
